10. 1. 1 No pets are allowed. 10. 1. 2 The Broker shall perform a credit check on the Lessee. The credit report must be satisfactory to the Lessor. 10. 1. 3 The Lessee must provide proof of civil liability insurance with coverage of at least $2, 000, 000 prior to occupancy. The insurance must remain in effect for the entire duration of the lease, and the Lessee shall provide renewed proof of coverage upon any lease renewal or extension. 10. 1. 4 No smoking of tobacco or marijuana is permitted in the house. 10. 1. 5 No Airbnb or short-term rentals are permitted. 10. 1. 6 The Lessee agrees to assist in collecting the Lessor's mail and notify the Lessor so that it can be picked up or forwarded electronically. 10. 1. 7 The Lessee agrees to allow the Lessor to store the Lessor's personal belongings in the storage space above the garage and in the storage area beneath the staircase. These storage areas shall remain reserved exclusively for the Lessor's use. Should the Lessor need to access or remove any personal belongings, the Lessor shall provide the Lessee with at least forty-eight (48) hours' prior notice before entering the property. 10. 1. 8 At the end of the lease term, the Lessee shall return the property and all keys to the Lessor in the same condition as at the commencement of the tenancy, reasonable wear and tear excepted. 10. 1. 9 The Lessee shall not grow, cultivate, or permit the growing or cultivation of cannabis. 10. 1. 10 The Lessee agrees to permit the Lessor to conduct one annual inspection of the property, including its building systems and equipment.
